☀️ In recent years, the use of solar panels on private homes has experienced an impressive boom. Photovoltaic modules are now a common sight in many residential areas. Nevertheless, an enormous and largely untapped area remains: the roofs of industrial buildings, warehouses, and supermarkets. These surfaces could make a significant contribution to the energy transition, yet so far only about 10 percent of available commercial roofs are equipped with solar panels. This means that around 90 percent of this potential is still unused. Why is this? What obstacles are preventing the expansion of solar installations on these large surfaces, and what options exist for overcoming these challenges?
🏠 The difference between private homes and commercial buildings
The great success of solar systems on private homes lies primarily in their simpler organization and implementation. "In a single-family home, the building owner and the electricity consumer are usually the same person." This means that the homeowner directly benefits from the electricity generation and has a clear incentive to invest in a solar system. The decision to install a solar system is therefore relatively straightforward.
In the commercial sector, however, the situation is more complex. Many commercial properties are not owned by the companies that use them. "Often, the property belongs to a real estate fund, and the manufacturing company is merely a tenant in the building." This means that at least three parties—the building owner, the tenant, and the solar panel operator—must collaborate to install a photovoltaic system. This leads to additional negotiations and coordination, which can delay or even prevent the process.
🔑 Complex ownership structures as an obstacle
The biggest obstacle to installing solar panels on commercial properties is therefore the ownership structure. The property owner often has little interest in investing in solar panels, as they do not directly benefit from the electricity generation. Furthermore, uncertainties about who ultimately bears the responsibility for maintaining the system or who is liable for potential damages can further complicate negotiations.
Another problem is that rental agreements are often not designed to allow for this type of rooftop use. To make progress in this area, existing contracts would need to be amended and legal frameworks created that allow tenants to use solar panels even if they are not the building owners.
⚡ Network capacity challenges
Even if the hurdle of ownership is overcome, the existing electricity grid presents another significant obstacle. Many of today's grids lack sufficient capacity to absorb the additional electricity generated by large solar installations on commercial buildings. "In many cases, such large-scale installations cannot be connected to the grid because its capacity is already at its limit."
Modernizing and expanding the electricity grid in Germany is a lengthy process. Permitting procedures, planning, and construction projects can take years. It is estimated that the complete expansion of a regional distribution network can take up to 10 years. During this time, many potentially profitable projects remain unused, even though they would be technically feasible.

Germany has a particularly complex electricity grid structure. There are approximately 850 distribution network operators, each with its own rules and regulations governing electricity use and feed-in. This multitude of differing regulations complicates process standardization and creates uncertainty for companies wishing to install solar power systems. An operator in one region may have different requirements than an operator in another, which lengthens and increases the cost of planning and permitting processes.
💸 High initial investments and financing
Besides infrastructural and legal hurdles, the high initial investment costs are another reason why solar power systems are less common on commercial properties. While attractive subsidy programs and financing options are now available for private households, comparable incentives for commercial properties are often insufficient.
While government subsidies exist, uncertainties regarding payback periods and potential returns deter many investors. Commercial solar installations require a significant upfront investment, and without sufficient assurance that the system will generate long-term profits, many companies are hesitant to allocate these funds.
🌱 Opportunities and solutions
Despite these challenges, there are many approaches to better utilize the potential of solar installations on commercial buildings. One promising method is the so-called "leasing model." In this model, the building owner leases the roof space to an investor or solar system operator. This operator handles the installation and operation of the system, while the tenant uses the generated electricity or sells it to the grid. This way, the building owner avoids high initial investments, and the tenant benefits from affordable solar power.
Furthermore, simplified approval procedures and uniform regulations for distribution network operators could help accelerate the expansion of solar installations on commercial buildings. Standardized processes and clearly defined responsibilities would make it easier for stakeholders to implement projects more quickly.
Another promising model is the combination of solar power systems with battery storage. Since grid capacity is often a limiting factor, locally generated electricity could first be stored in batteries and then used as needed. This would reduce dependence on the power grid and give companies more flexibility in using the generated electricity.
🌍 The importance of the energy transition
The importance of using solar energy on commercial rooftops cannot be overstated. In light of the global climate crisis and rising energy costs, the use of renewable energy is a crucial step towards a sustainable future. Industrial buildings, supermarkets, and warehouses offer enormous surfaces that can be used to generate large quantities of clean energy. This could make a significant contribution to reducing CO₂ emissions and decreasing dependence on fossil fuels.
However, to fully exploit this potential, closer cooperation between policymakers, businesses, and network operators is needed. Only through joint efforts can the legal, infrastructural, and financial hurdles be overcome.
